Q- What are the costs of your services
for someone who wants to purchase a home?
A- There is no cost for us to represent a buyer. The seller, (whether a
builder or a private owner) pays us our fee, not the buyer.
Q- How do I save 1/2% on the purchase of
my new home?
A- Let us represent you as your buyers agent, and we will have the
builder discount the home an additional 1/2% guaranteed. If the builder
does not agree to give you the additional discount, then we will.
Q- I'm a first time homebuyer. How do I
save tens of thousands of dollars on a new home?
A- As a first time homebuyer, you can save a great deal of money and
here's how.
1- If you purchase before December 2009, you will get an
$8000 tax credit from the government. You can file an addendum to your
current tax filing and get the $8000
now, but you have to purchase a home by December 2009 or you have to pay
the $8000 back.
2- If you purchase a home in a House Charlotte community
(many around the greater Charlotte area), you can also get $7500.00 to
use
as your down payment or to buy down
your interest rate.
3- If the house your are interested in is under $200,160.00
you can use the NACA program and greater reduce your interest rate to as
low
as 0.1%, or for practical purposes as
close as you can get to an interest free loan. If you use the NACA
program, there is down
payment required (usually 3.5% if an
FHA mortgage), there are no closing costs (usually 3-5% of purchase
price), there are no
origination fees to secure the loan
(usually 1% of purchase price.)
4- If you were to purchase a $200,000 home in the
traditional manner, your closing costs would be around $7000.00. Your
down payment
requirement would be $7000.00. Your
mortgage payment would be approximately $1500.00 (includes taxes,
insurance and MPI. Based
on an 5.5% interest rate). You would
still get the $8000 tax credit, so net out of pocket would be
approximately $7000 and your monthly
payment would be about $1500.00 a
month.
Now let's look at the costs if you
use the programs available to you that we can help you get enrolled
into. You would get the $8000 tax
credit. If you selected a House
Charlotte community, you would get $7500.00. If you used NACA you would
have any closing costs or
down payment requirements, so the
$15,500 (tax credit plus House Charlotte funds) can be used to buy down
your interest rate. Most
builders will also contribute to the
interest rate buy down and when using the NACA program there is no limit
to the amount of buy
down. On an FHA mortgage a builder
can only contribute up to 1.5% of the purchase price of the home. Let's
say the builder give you
$4500.00 to be used to buy down your
rate. Add this to the $15500 that you already have and now you have
$20,000.00 available to buy
down your interest rate. For every
$1000 used to buy down an interest rate, you will reduce the rate by
1/8%. Thus to buy down the rate
a full 1% you would need to invest
$8000.00. With $20,000 you can buy down the rate 2.5%. When you use NACA
they already have a
1% rate discount without any buy
down, so if the current interest rate is 5.5%, then the NACA rate is
4.5% and you would start buying
down from there. 4.5% minus 2.5%
equals 2%. You can secure a 2% fixed, 30-year interest rate if you let
us help you. Instead of
paying $1500.00 a month, you would be
paying $1000.00 a month for the exact same home. This is a fixed rate.
It does not go up over
the term of the loan. In 1 year
alone, you will save $6000.00. Over 10 years, you will save over
$60,000.00. In addition to the monthly
savings, you also saved $7000 in
closing costs, no down payment was required and there were no fees to
participate in the NACA
program. First year savings are over
$20,000.00, or as stated, tens of thousands.

Q- Won't most real estate agents tell me
about NACA and House Charlotte?
A- Not usually, but don't take our word for it, ask another real
estate agent. The reason other real estate agents do not mention NACA or
House Charlotte is because these programs can delay a purchase by 60 -
90 days or more depending on the credit scores of the purchasers. The
better the credit scores the quicker the process. Other real estate
agents want quick and easy closings. Sign here and 30-days later they
get paid a commission. Don't misunderstand, we like quick closings too,
but the reality of the current market conditions is that most first time
homebuyers need some financial assistance to purchase their first home.
We realize this and help these buyers get all of the financial support
that is available to them. NACA use to be for people with credit that
was not acceptable when it came to a house purchase. NACA helped these
people repair their credit, so they could get a mortgage. The part of
NACA that is exciting is the ability to buy down the interest rate and
save tens of thousands of dollars over the course of the loan.

If it takes another 3-months to close on a brand new home that's fine
with us as long as we were able to help you save thousands in the
process.
Q- I have a house to sell. Can you help
me with that?
A- Yes. If your home is located in the Greater Charlotte area, our
resale division,
House Hunters of Charlotte will be happy to list, promote and market
your home for a listing fee.
Q- How much is the listing fee?
A- There is no such thing as a usual or standard listing fee. All fees
are negotiable and vary based on the property, location, property
condition, terms, requirements, exceptions, etc. Listing fees typically
range from 4% to 8%, but again the fee for your individual property will
be based on your individual circumstances. Real estate agencies are not
allowed to have a set listing fee.
Q- How many builders does Carolina New
Homes Only represent?
A- On our web site, we represent over 70 builders who currently build in
the Greater Charlotte area. (including as far south as Rock Hill, SC and
as far North as Statesville, NC).
Q- Why should I use Carolina New Homes
Only to represent me when I purchase from a builder? Can't I just deal
with the builder rep?
A- The purchase of a home is a major decision. It very well might be one
of the most important decisions of your life. The builder rep works for
the builder. They represent the best interests of the builder, not you.
If you were going to get a divorce, would you use your spouses attorney
to represent you? Carolina New Homes Only represents you and has your
best interests in mind.
Q- Why should I use Carolina New Homes
Only as my buyers agent versus a general brokerage real estate agent?
A- A general brokerage real estate broker does not specialize in new
home construction and usually has very little experience when
negotiating with a new home builder. Why do you have a heart surgeon
operate on your heart instead of a foot doctor? If you want the very
best results, you need the very best person for the job. All of our
brokers have worked for a new homes builder. They are all very
experienced and know a great deal about every builder in the Charlotte
area. We are aware of the builders promotions, currently inventory,
currently financial status, new communities coming on line but not yet
announced, etc. Simply, we have the inside track on what builders are
offering, planning and liquidating.
Q- I want to visit Charlotte to look for
a new home but I only have a weekend worth of time. Is that enough time
to see as many house as possible?
A- It is if you use Carolina New Homes Only and here's why. Unlike other
real estate brokers who have to wait to visit most new home communities
during normal business hours when the on-site rep is there, all of our
brokers have keys to builder inventory homes.
Seldom does a builder place a Supra lock box (electronic MLS box that
holds a key) or a combo box (combination lock box that holds a key) on
every one of their inventory homes or even in every one of their
communities due to the cost to do so. Carolina New Homes Only has made
arrangements with the vast majority of builders to have a key for their
inventory homes.
By having these keys, Carolina New Homes Only brokers can take a buyer
to see builder inventory homes from 8 am to 9 pm. This is especially
important on a Sunday when most builder communities do not open until
1:00 pm. As well, by using our web site engine that is builder specific
we can locate, map and schedule visits for all available inventory in a
given geographical area or price point. Other general brokerage agents
do not have this information at their fingertips.
Q- Can you help me with the purchase of a
resale home?
A- Yes, you would work with one of our House Hunters of Charlotte buyer
agents. There is no cost for this service.
Q- My credit is not so good and I
currently rent an apartment. Are there any first time home buyer
programs I can use to make a home more affordable?
A- Yes, until December of 09 you will get an $8000 tax credit when you
purchase your first home. This tax credit is from the government but you
must purchase a home prior to 12/31/09.
There are also several programs for first time homebuyers including NACA.
We work closely with NACA to assist buyers who are currently renting and
are looking for a home that is $200,000 or less ($220,000 or less in
SC). If you get into the NACA program we can ask a builder to buy down
your rate which will reduce your payments substantially. We recently
helped a young couple purchase a $197,990 home in Rock Hill, SC and
their total payment including taxes, insurance, principle, interest, HOA,
PMI and a small NACA fee was under $860 a month with no money down, no
fees and no closing costs.
