Our Brokers have the option of specializing in specific areas of real estate such as Resale, Short Sales and Foreclosures, New Home Sales (via our new home sales division, Carolina New Homes Only),

We will show you how to structure your business by generating activities such as networking on Facebook, Linked In, My Space and Twitter, identifying your sphere of influence, sending email campaigns, mailing business cards, etc.  These activities are all are designed to get you quality leads that will earn you a substantial amount of additional income.

Referral – New Homes Sales Associate – This is the ideal opportunity for people who want to benefit from having a real estate license without having to become a Realtor or subscribe to MLS, thus eliminating hundreds of dollars of investment.  You simply have to obtain your real estate license, which in many cases can be done in less than 8-weeks, and join our Referral Company.  Then, when you know someone who is buying or selling a home you can refer them and earn a percentage of the commission when the deal is closed. New Home Sales is also available to referral agents because MLS is not a requirement.

*MLS quarterly dues are paid by HHC on behalf of the agent, if the agent meets their minimum quotas for said quarter. Average minimum MLS quota is two sales per quarter.

Carolina New Homes Only is constantly growing and expanding our business thus we are always looking to add agents to our staff.

Requirements:

Must have an active real estate license in North Carolina and/or South Carolina.
Must be a Realtor unless on our referral and new homes only program.
We would prefer brokers with new home experience but will consider general brokers as well.
Must continue to build and promote yourself to other Realtors and potential clients.

How we operate:

Carolina New Homes Only brings buyers and new home builders together. All Charlotte area based builders are included on our web site, not just a few like on other sites. We specialize in helping the buyer interested in new home construction. We have "all" builder inventory available, much of which is not available to the general broker. We have inventory keys to thousands of new homes and thus can show builder inventory at anytime, not just during normal business hours.

As one of our agents, you will have the opportunity to model staff for a major builder if you wish. Our scheduling is very flexible and agents can elect to staff as many days as they wish. Some of our current agents staff 6-days a week, while others only staff one day. Some of our agents prefer not to staff at all.

If you were to staff a model home, you would be trained on behalf of that builder. You would write the builder contract required and represent the builder as their listing agent. Our agreements with our builders allow us to take customers that visit their model to any other builder or resale home, once we have exhausted all possibilities for the staffing builder. If the buyer is already represented by a Realtor, we cannot provide this service, but if the buyer is not represented we can act on their behalf as their buyers agent or as a sub agent of the seller.

If you have ever been employed by a builder, you realize that this ability to take customers elsewhere is huge. No longer do you have to watch as a potential buyer walks away from your model on their way to another builder simply because you did not have what they needed. If you become one of our team members, you can represent that buyer anywhere and still earn a commission.

Compensation:

We are a general brokerage firm thus all compensation is commission based. Model staffing is not paid hourly. You are compensated when you sell and close on a contract.


Splits-

For all business generated as a result of traffic brought to the builder model, regardless of where the buyer ends up purchasing, the commission split is 70% to you and 30% to us.


Referrals-

If you refer a client to another Realtor due to geographical preferences then the split is 90/10 on the gross received.
 

Monthly Fees-

Each agent pays a $25.00 monthly fee to CNHO. This fee is for internet, e-mail accounts, inventory keys, builder binders, etc. This fee is billed monthly to a credit card.


E&O Insurance-

We charge $40.00 on every contract that closes to help cover E&O insurance costs.
