Information for Builders: (click on ad images for larger view) Carolina New Homes Only targets buyers interested in purchasing new home construction. Our mission statement is to help builders sell more homes, to help buyers purchase a better home from a builder and to work together with all parties to strengthen the local Charlotte economy. Carolina New Homes Only offers a new home builder-1- Advertising and Marketing programs that generate interest in new home purchases including but not limited to 60-minute new home showcase presentation on local cable (each builder is featured for 3-4 minutes), print advertising in New Home Journal, SEO program to maintain a top 10 search result listing, etc. 2- No Cost Web exposure- all builders will be included on our web sites without any cost to the builder, unlike other builder related sites that charge a monthly fee for this representation. 3- All builder inventory is included in the CNHO web site via a direct feed and manual input for properties not listed in MLS. Our goal is to sell new homes for a builder to a consumer looking for a new home. Our goal is not to charge builders to be on a web site featuring other builders. All builders are included on our site. 4- Model staffing with experienced and formally trained new home sales personnel. 5- MLS Property Listing services if needed. We update, maintain and promote your listings so you can concentrate on more important things. (additional cost) 6- Broker-in-charge services available if needed. (additional cost) 7- Extended Property Listings and Features- Property listings included in Craigslist, Trulia, AOL Real Estate, Front Door, Google, Oodle, Hot Pads, Vast, Zillow, Back Page, and more. 8- Gold Key Program- Extended hours to show properties if builder participates in the Carolina New Homes Only Gold Key program. (builder provides inventory key for 9-9 access) 9- Sales Specialist Master Builder Binder- kept current with promotional information, incentives, inventory not listed in MLS and other builder opportunities. Every one of our sales agents is supplied a binder. 10- Latest Communication Devices- Blackberry Storm, I-Phone or PDA requirement for all CNHO reps to access up-to-minute listings, promos, needs, etc. 11- Professionally Produced Builder Movie- 3-4 minute movie presentation about each builder for presentation on laptop and/or LCD TV. 12- Community specific Power Point/Intranet site- presenting the area, community, product, amenities, financing options, home site availability. Also presented via laptop and/or LCD TV. 13- Guerilla Marketing at the Sales Level- E-mail blasts of inventory lists, e-flyer campaigns featuring specific communities and/or properties to past traffic and Realtors. CNHO maintains a current Realtor list of over 1.2 million Realtors nationwide. Guaranteed 80% accurate and valid. Updated monthly. Builders may send us their e-flyers and we’ll forward to our database of buyers. 14- The CNHO We Care Credit Repair Program- Unlike other credit repair programs that cost in upwards of $500.00, our program cost the consumer a mere $99.00 and it works! Automated enrollment process and then a customer service rep that actually calls the client! We can get more buyers qualified and our builders can then sell more homes. 15- Kids Corner- every model sales center will have an area for kids to play in. Soft, non-electronic toys will be supplied for ages 2-10.

Tours and more,
are available for each featured model if a builder utilizes our listing
services. There is an additional cost for these tours however due to the volume
of services that we contract from our vendors, our costs to the builders are
less than they would be if the builder were to purchase the services directly.
17- Lease/Purchase Financial Services- CNHO has entered into a relationship with a third party lease purchase facilitator to offer builders the ability to offer a buyer a lease with option to purchase option. Our partner acts as an escrow account that collects lease payments and pays the builders mortgage directly insuring the buyer that the mortgage is being paid and thus avoiding foreclosure. Commissions are paid out of the down payment and seller service fees. As well, our partner is eliminating the hassle of collections that the builder would have to usually endure with this type of sale contract. Just another solution for the builder to sell more homes when using CNHO.
Model Staffing Program Information: If builder participates in the Model Staffing Program- 1- New home specialists will attend all builder meetings as if employed directly by the builder. 2- All new home specialists will be supplied with “How To Write a Contract” packet (sample available) and will be trained on builder specifics. 3- All new home sales specialists are cross-trained for all builder communities which in turn them makes them more knowledgeable and more effective in placing a client in the right home, community and price point. 4- All new home specialists will provide their own cell phones and laptops. Builder will provide printers, modems, sales office furniture, filing cabinets, etc. in the sales center or model living room. 5- CNHO is paid an agreed upon commission on all sales. Unlike other model staffing programs, our program pays the majority of this commission to our new home sales specialists. Our current commission split is 70/30. 6- Builder is responsible for paying selling agent representing the buyer if any, directly. Selling agent involvement has no impact or bearing on CNHO commission rate or payment. 7- Builder acknowledges and realizes that model staffers will make every attempt to convince prospective buyer to purchase builders product and will cross sell to other builders communities in an effort to do so. However, if buyer is not a match for model staffed builder (buyer is not ready, willing and able), new home specialist staffing agent may refer or will provide services to said buyer directing said buyer to other builder communities and thus acting on behalf of the buyer as a sub agent of the seller or as a buyers agent under a buyer agency agreement.

CNHO represents all builders in the greater Carolina area, not just
builders who retain our services for model staffing. Due to this business model,
buyers “will” most likely purchase new home inventory or TBB property, but CNHO
has only so much control as to which builder the buyer will purchase from. The
builder controls this outcome based on product, location, price, amenities,
availability, home site, etc. Our intention is to generate more sales for new
home builders. Resale homes are the new homebuilders main competition. It is our
goal to eliminate this competition if all builders can cooperate.
